  • Selecting an agent. Deciding who you choose as your agent can either be the beginning of a great relationship or become an uncomfortable journey that you just want to end. Selecting an agent who has experience and local knowledge is just the start. We suggest you carefully consider if your preferred agent has the ability to interact with a wide variety of people and still be able maintain a professional manner to assist you through what can be, at times, difficult situations. 
  • Choosing a method of sale. Your choice of agent will often influence what method of sale you take as different agents will likely suggest a different approach. You and your chosen agent should take into account your budget, the type of property being sold and the current market conditions when developing an appropriate sales strategy, whether it be Auction or Private Treaty. 
  • Have your solicitor or conveyancer prepare a contract of sale. This may include a survey or building certificate which is often requested by prospective purchasers and can often simplify negotiations for exchanging the contracts later on. Remember to provide the solicitor or conveyancer with a complete list of inclusions and exclusions so there is no confusion on what will remain in the property and what you will take with you. 
  • Prepare the property for inspections. Your agent can give you the best guidance when it comes to preparing your property for sale, but at a minimum we suggest you have any external hard surfaces washed, the internal rooms cleaned and de-cluttered, the home free from nasty odours and the gardens maintained in a neat and tidy condition. 
  • First impressions count. You don’t get a second chance at first impressions, so with that in mind we engage the services of a professional photographer and, at times, a qualified property stylist. High quality professional photography has become an extremely important aspect of property marketing. Our photographer has a list of tips to be used in order to present your home in its best light. When it comes time to show the property to prospective buyers, a light, bright and de-cluttered approach always works wonders.
